Glenview is one of the most desirable suburbs on the North Shore, but that does not mean it is the right fit for everyone. Buyers are often drawn to Glenview for its schools, amenities, and location, yet there are specific lifestyle factors that may make it less appealing depending on what you value in a home. If you are thinking about moving to Glenview, here are several things to consider before you begin your search.

One of the biggest surprises for many buyers is the lot size. While Glenview is known for its beautiful neighborhoods, most homes sit on a quarter acre to about a third of an acre. For many families this feels comfortable, but if you are looking for wide open space, room for a full size pool, or a backyard that feels secluded, you may find Glenview smaller than expected. Larger lots typically require moving further north or west, where land is more available and prices per acre decrease.

Another factor is price. Glenview has seen significant growth over the past few years and demand continues to increase. Buyers pay a premium to live here and competition remains strong in many neighborhoods. If you are hoping for a deal or searching for a market with lower price points, Glenview may feel more expensive than comparable suburbs. The desirability of the location and the quality of the community drive pricing upward, making affordability a challenge for some buyers.

Schools are also an important part of Glenview’s identity. The district is consistently ranked as one of the strongest on the North Shore. While this is a major advantage for families, it also contributes to higher property taxes and higher home prices. Buyers who do not need top rated schools may not see the value in paying extra for a benefit they do not plan to use.

Location is another key consideration. Glenview is ideal for buyers who want quick access to O’Hare Airport, downtown Chicago, and multiple expressways. However, if you work locally, rarely travel, or prefer a community that feels further removed from major traffic routes, the premium you pay for convenience may not feel worthwhile.

The park district is also one of Glenview’s major selling points. With pools, golf courses, concerts, ice rinks, fitness programs, and year round activities, the community invests heavily in recreation. For many residents this is a highlight, but if you are unlikely to use these amenities, you may feel like you are paying for services you do not personally benefit from.

Glenview is an incredible suburb for the right buyer, but it is not perfect for everyone. Understanding what matters most to you helps determine if Glenview aligns with your lifestyle. For some buyers, the lot sizes, price points, and community investments are exactly what they want. For others, a different suburb may be a better match.
